This is the old VCT floor in the school. This is representative of many older installations where even routine maintenance cannot improve the aesthetics of the floor
Issue (s) / Problem (s)
School renovation project (125k sq. ft.) replacing VCT with lower maintenance option. The architect wanted to improve the aesthetics and functionality of the property but also create a clean environment with minimal maintenance and cost saving options versus continual wax / strip / buff that was traditional for VCT.
Inspection of facility also found high moisture / high RH in the subfloor along with unlevel and damaged areas. Since this was a renovation project and could only be completed during the summer break period, American Biltrite & USG worked closely with the subfloor and flooring contractors to complete the work in 45 days.
A life cycle cost analysis was performed for the client to provide a comparative assessment between lower product cost / high maintenance cost vs higher product cost / low maintenance cost options. Client chose American Biltrite – Texas Granite due to low maintenance / no wax / high gloss properties.
A water-jet cut logo was introduced into the floor design to create an environment to promote school pride and spirit.
USG RH-100 moisture mitigation and QuikTop self-leveling, which does not require shot blasting and hardens to 7,000 to 10,000 psi., were chosen to address the subfloor issues.
